These properties are intended for buyers seeking the Dubai lifestyle who wish to move into their property immediately, or for investors who wish to place a tenant in the property as a rental investment. These options can be traditional long-term rentals or short-term rentals such as Airbnb. Most often, Ready to Move properties are more expensive than Off-Plan properties because the buyer pays the capital gain realized by the investor who purchased the property Off-Plan. Ready-to-Move properties rarely benefit from a payment plan.

A "Ready to Move In" property is fully completed and ready to move into, whether it's an apartment or a villa. This type of property is ideal for those looking to move in immediately or for investors looking to rent out the property immediately upon purchase, as part of a buy-to-let investment.

The acquisition of a ready-to-move property is entirely governed by the DLD regulator and takes place in two stages:

  1. Following agreement between the buyer and the owner, a digital F-form is signed between both parties, with the assistance of a We Are Human advisor. This F-form is equivalent to the sales agreement in other jurisdictions.

     

  2. The final transaction takes place at a center certified by the relevant authorities. This is where all necessary documents and payments are exchanged to finalize the property acquisition. This process ensures a transparent procedure that complies with current regulations.

It is important to note that We Are Human's advisor is authorized to represent either party in the transaction if they are not physically present on site. This ensures flexibility in the acquisition process, allowing all parties involved to conclude the agreement securely.

Investing in a Ready-to-Move property offers the advantage of immediate use, avoiding rental costs while an off-plan property is being built. However, it's important to note that the price may be higher, as you're paying for the capital gain realized by the original buyer when purchasing off-plan.

An interesting alternative is to invest in a "Resale" property, which is off-plan but nearing completion. This allows you to enjoy the benefits of a new property, while potentially benefiting from more attractive prices compared to a completed property.

A ready-to-move property is eligible for a bank loan in Dubai. Residents can obtain a loan of up to 80% of the property's price, while non-residents can obtain a loan of up to 50%.

It's also important to note that purchasing a property in Dubai qualifies you for an investor visa, which can be a significant advantage for those wishing to reside or invest in the region. This investor visa can offer stability and flexibility to foreign investors interested in Dubai's real estate market.
